Privacy Policy

This policy explains what happens to your data when you use PropCalc. The short version: the calculators themselves run entirely in your browser and send nothing to a server. The parts of this policy about advertising, cookies, and international transfers describe what applies if and when advertising is active on this site — read on for which state applies right now.

Data Controller

The data controller for this site is the site operator, an address to be published here once the operator’s legal entity is finalized. The applicable jurisdiction for this policy is a jurisdiction to be specified once the operating entity is finalized. For any privacy question, correction request, or complaint, contact the email address published on our Contact page (also reachable through our Contact page).

Categories of Data We Collect

The calculators collect nothing. Every input you type into a PropCalc calculator — purchase price, rent, loan terms, income, whatever the tool asks for — is read by JavaScript running in your own browser tab, run through the relevant formula, and displayed back to you. None of it is transmitted to a server, logged, stored in a database, or seen by anyone at PropCalc. You can confirm this yourself by opening your browser's network tab while using any calculator: no requests fire as you change the inputs.

Two other categories of data can apply, depending on what you do and whether advertising is active:

• Contact-form/email data: if you email us (see the Contact page), we receive whatever you choose to include in that email — typically your email address and the content of your message — so we can reply.
• Advertising and device identifiers: this site does not currently serve any advertising, so no ad-related cookies or device identifiers are set today. PropCalc is built to eventually carry advertising to keep the calculators free; if and when that happens, this section will describe exactly what Google AdSense sets and why, and this policy's "Last updated" date will change to reflect it.

PropCalc does not use analytics tracking, does not require an account, and does not build user profiles beyond what a third-party ad network like Google AdSense does on its own when its ads are active.

Purposes and Legal Bases

We process the categories above for the following purposes, and (where the GDPR or a similar law applies) on the following legal bases:

• Operating and improving the calculators — necessary to provide the service you're using; this involves no personal data at all, since the calculators are client-side.
• Responding to your emails — necessary to pursue our legitimate interest in supporting people who contact us, and to take steps you request before or in the course of that exchange.
• Serving and measuring advertising — not active today; if activated, this purpose will rely on your consent where required by law, obtained before any non-essential advertising cookie or identifier is set.

Recipients and Processors

We share data with the following categories of recipient, and only to the extent described above:

• Hosting provider: the company that serves this static site's files to your browser processes the technical data any web server sees (e.g. your IP address in server logs) purely to deliver the page.
• Google AdSense: not currently used to serve ads on this site. If advertising is activated in the future, Google AdSense will become a recipient of the advertising-related data described above, and this section will be updated to say so plainly.
• A consent management platform (CMP): not yet integrated. This site does not currently run a cookie-consent banner because, with advertising off, there are no non-essential cookies to ask consent for. A Google-certified CMP will be integrated before any personalized advertising is served to EU/EEA visitors — see the "How to Withdraw Consent" section below for the current, cookie-free state.

International Data Transfers

Our hosting provider may process data in a different country than you are in. Google, which operates AdSense globally including from the United States, is the main way data could be transferred internationally under this policy — but only once advertising is active. Where such a transfer occurs and EU/EEA or UK data protection law applies, it relies on the transfer mechanism Google itself commits to (such as the EU Standard Contractual Clauses) as the appropriate safeguard.

Retention

The calculators keep no data at all — there is nothing to retain. Emails you send us are kept for as long as reasonably needed to handle your request and to keep a record of the exchange, then deleted or archived. Any advertising cookies or identifiers, if active, are retained for whatever period Google's own policies specify — typically no longer than necessary for the ad-serving and measurement purpose, and subject to your ability to clear them at any time (see below).

Your Rights

Depending on where you live, you may have the right to access the personal data we hold about you, correct it, have it erased, restrict or object to its processing, receive a copy in a portable format, and withdraw consent at any time (without affecting processing that already happened). To exercise any of these rights, contact the email address published on our Contact page. If you are in the EU/EEA or UK and believe we have not resolved your concern, you also have the right to lodge a complaint with your local data protection supervisory authority.

How to Withdraw Consent

Because this site sets no non-essential cookies today, there is currently nothing to opt out of. If advertising is activated in the future, this section will instead describe how to open the consent management platform's settings to change or withdraw your choice at any time. In the meantime, you can already control third-party advertising cookies in general — not specific to this site — through your browser's own cookie settings, or by visiting Google's Ad Settings at adssettings.google.com to opt out of personalized advertising across every site that uses Google's ad products.

Changes to This Policy

We may update this policy as the site changes — most notably, when advertising moves from inactive to active, or when a consent management platform is integrated. The "Last updated" date at the top of this page always reflects the most recent substantive change, and we encourage you to check back periodically.
