Real-world outcomes depend on many things a simple calculator cannot know or model precisely: local property tax rates and reassessment schedules, insurance costs specific to a property and its location, actual vacancy and turnover in a specific submarket, the exact rate and terms a specific lender will offer you, closing costs that vary by state and transaction, maintenance and capital-expenditure costs specific to a property's age and condition, rent growth and appreciation that vary widely by market and over time, and the tax treatment that applies to your specific situation and jurisdiction. Because assumptions like appreciation rate, vacancy rate, cap rate, expense ratios, tax regime, and loan terms vary by market and by property, the same inputs can produce a materially different real-world result in one city, loan program, or tax year than in another. Treat every output as an estimate built from the assumptions you supplied — a starting point for further research, not a forecast.
